Pattaya's success has been underpinned by its ideal beachfront location on one of Pattaya’s best beaches and up-market areas and the right pricing. Aside from high quality specifications and attention to detail, the project also offers flexibility in terms of unit layout by offering combined units, catering to end-users with larger unit requirements. Purchase of combined units has been popular amongst existing purchasers.

The Pattaya market has clearly emerged stronger with clear signs of a market rebound. In CBRE’s view, Pattaya’s strategic location will continue to be a key driver for growth in tourism and its property market. It is the closest beachside town to Bangkok and is just over an hour’s drive, it has all the amenities one wants – shopping, good food, quality five-star hotels and properties, golf courses, and beaches. These factors combined makes Pattaya well positioned for further growth.

This is a very comforting thought for prospective buyers. Its nice to see that the law has been solid in giving the investment sector a safety barrier to invest in property development and realise long time dreams..

I served in the Royal Navy with Steve, we met because when we joined up our names were similar so we had the adjacent beds in the dormitory, a pure fluke. We became really great friends spending many holidays together. When I left the navy we gradually lost touch although he came to visit me a few times before he emigrated. (Although i didn't know he was going).

Everything that has been said about him here is absolutely true. He was my best friend, a gentleman, so incredibly funny, so incredibly annoying and one of the nicest people you could ever meet.

RIP mate till we meet in the dockyard in the sky ;0)

Hui Hin is an absolute fantastic place to visit. The Devasom is a work of love, and it shows. Anyone who enjoys traditional Thai architecture will feel at home here. The design in particular stands out for me. The hotel is designed in the Thai colonial style, with no expense spared in recreating the feel of this period. The villas are spacious, well equiped, stylish and very comfortable. The grounds are immaculate and well maintained as is with the swimming pools.

My wife and I stayed for a weekend and absolutely loved it. From the moment we arrived in our taxi the hotel staff were amazing, the room was even better than the photo's, beautiful and very practical. Service was friendly and personal as one hopes for in a small boutique resort. The Thai food in the restaurant is particularly recommended (spicy mackerel salad was delicious!).

Overall we had an amazing stay and found it's small resort style extremely relaxing and enjoyable and will definitely be returning to this little land of paradise.

Thankyou Duane for your article, I would just like to add my review of the current situation and the resort.

Long, uncrowded beaches, crystal-clear water, and a laid-back natural environment are Koh Lanta's main attractions. Early development resulted in the construction of hundreds of budget bungalows and several swanky resorts along the west coast of Lanta Yai (Lanta Noi's coast is less suitable for development); however, as one of the largest islands in Thailand, Lanta was able to absorb the "boom" and therefore remains relatively uncluttered. In addition, Lanta is approximately 70 km (44 mi) south of Krabi Town, far enough outside established tourist circuits that visitor arrivals have increased more slowly than at other Krabi and Phang Nga beaches and islands.

The tsunami was a mixed blessing for Koh Lanta. It had a small effect on the buildings along the coast, and most damage was repaired within months of the disaster. However, it had a beneficial effect on the environment, cleansing the beaches and replenishing the shore with clear deep-ocean water. Before the tsunami it was hard to imagine how Koh Lanta could be any more beautiful, but afterwards the water was bluer and more sparkling, the sand whiter and softer.

Though the huge decrease in visitor arrivals to the island initially caused its share of economic hardship, it wasn't long before word of Koh Lanta's renewal spread and lucky travelers again found their way to its shores.

People have dreams and interest when simply adopting statements of others. This is just to highlight that Koh Samui as of now (November 2010) has got one of the worst roadworks and infrastructure mainenance one can believe. Hotels are overcharging and unfortunately offering poor service. Nothing is being spent in public works. Without a u-turn by the local government of Koh Samui the island will never ever progress. Overseas customers are ready to pay, but not for so lousy services. Koh Samui is blessed by the nature with nice beaches but also by people who are only interested in making fast bucks without caring the nature at all!!!

Land prices are not just rising in the Khao Yai area, they are accelerating even today in the 3rd quarter of 2010. That 2 million baht per rai price cited in the article for the end of 2008 was not the average in the area - it was the very high end at the time. But today that is the price for average properties. High end is much higher. Popularity is increasing at an ever faster rate, particularly since attractions such as Palio, Chateau de Khao Yai, and Greenery's Life Park have opened and luxury developments like Toscana are under construction.

It seems that low cost housing in Bangkok of which there is a possible over supply. I see no reason why this would affect property as a whole and have certainly seen no evidence of a bubble forming, quite the opposite, because if anything there remains a shortage of certain types of property especially in Phuket.

Jenson,
Refunds on deposits should be set out in the terms and conditions when you signed for the property and paid your deposit. Before you pay any deposit for any property that has not yet been completed or planned for construction, I would advise that you get your legal team to do background checks on the contractor or property developer before hand as this could save you much disappointment and loss in the future.
