Demand rises along extended skytrain route

The 5.25-kilometre stretch from Onnut to Bearing, at the end of Sukhumvit Road where the Skytrain route has been extended, is witnessing high real-estate demand.

Many property developers are hastening their efforts in marketing new projects along the route which are expected to attract people looking for a more convenient commute.

TCC Capital Land, a Thai-Singapore joint venture owned by beverage tycoon Charoen Sirivadhanabhakdi, is one of the companies that plans to launch a condominium project here. The units in the new project are positioned as “budget condos”, targeted at the middle to low-end market.

The Nation survey found that there are a number of buildings along this stretch. While most are commercial buildings, automotive showrooms and petrol stations, many residential projects are also coming up.

The most popular stretch is between Sukhumvit Soi 101, close to the Punnawithi station, and Sukhumvit Soi 107, where the Bearing station is located.

Another factor which makes the area more attractive is the many small roads leading to the nearby Srinakarin Road.

During the past two years, many projects have been successfully sold though some are still available. These include a townhouse project, Plus CityPark Sukhumvit 101/1, developed by Sansiri Group’s Plus Property. The project has 108 units, with prices between Bt5.17 million and Bt5.4 million.

S&S Residential, a subsidiary of TCC Capital Land, has launched S&S Residential Sukhumvit 101/1. It features a 22-storey building and an 18-storey building, and comprises 810 units.

Another project located here is @ City Condominium by Siam Home Development, a company floated by a textile group. The project is located on Soi Sukhumvit 101/1 and occupies 17 rai of land. The first phase has 799 units with a cumulative worth of Bt1.3 billion.

Uni Imperial Land is developing Imperial Park, a project comprising 80 single houses occupying 50 square metres each and priced at Bt4.99 million. The project is located 2km from Punnawithi station.

Prima Sukhumvit, a project featuring condominiums and a hotel, is under construction and is being developed by Pansiri Property. The project occupies 6 rai.

Plus Property has another condominium project called My Condo, located at a distance of 1.5km from Udomsuk station. The project is under construction and is scheduled to be completed next year. Prices start from Bt900,000.

One noteworthy point is that just as developers are rushing to buy and build, many existing land owners are also using this opportunity to sell their land and commercial buildings, attracting good prices.
